Village Green Restrictive Covenants Updates:

Please be aware of the following changes to the Documents for Village Green Homeowner’s Association effective January 1, 2017.  The updated documents will be posted to the website when available.

Amendment Change: Article VI, Paragraph 6.8

ARTICLE VI, PARAGRAPH 6.8. Rentals is amended by deleting the following sentence:

“No rental of any unit shall be allowed for a period or term of less than three (3) months.”

and insert, in lieu thereof, the following sentences:

“No rental of any unit shall be allowed for a period or term of less than one (1) year. Rental agreements that were executed before the passage of this amendment may be honored in accord with their term.”

Amendment Change: Article VI, Paragraph 6.7

ARTICLE VI, PARAGRAPH 6.7. Rules and Regulations is amended by adding the following sentences at the end of the current paragraph:

“Violation of the rules and regulations may subject the violator to fines and suspension of condominium privileges or services. The fines and suspension shall be levied in accord with N.C. Gen. Stat. §47C-3-107 and N.C. Gen. Stat. §47C-3-107.1.”

Amendment Change: Parking – Article VI, Paragraph 6.11 Overflow Parking Spaces

Currently Written:

The Overflow Parking Spaces are for temporary vehicle parking primarily for use by the guest and invitees of Unit Owners. However, parking in the overflow spaces is based upon availability and such spacers can be used by any owner, occupant or guests for temporary parking, not to exceed any continuous period in excess of 24 hours unless written permission is granted by the Village Greens Association board of Directors.

and, insert, in lieu thereof:

Overflow Parking Spaces are defined as the areas located next to the mail box and area across the street from the mail box. These spaces are for temporary vehicle parking primarily for use by the guest and invitees of Unit Owners. However, parking in the overflow spaces is based upon availability and such spaces can be used by any owner, occupant or guests for temporary parking, not to exceed any continuous period in excess of 24 hours unless written permission is granted by the Village Greens Association Board of Directors.

Visitor Parking is defined as the parking area between units. Parking in visitor parking is based upon availability and such spaces can be used by any owner, occupant or guests for temporary parking, not to exceed any continuous period in excess of 24 hours and cannot be used as a primary parking space by a resident unless written permission is granted by the Village Greens Association Board of Directors.
